Via Sancta - a home of the future for those who want to truly live
Premium, technologically advanced, sustainable, and at the same time humane – this is the new Via Sancta residential project
in Vinoř. It brings a well-thought-out concept of living that combines high standards, innovative technologies, community
life, and respect for nature. "We wanted to create a place that would work in the long term – both technically and humanly.
It's not just about building apartments, but about creating an environment where people feel at home and their children grow
up safe and surrounded by greenery," says Aram Novel Marutian, Chairman of the Board of Atlantis Development.
Architecture that serves life
Via Sancta emphasizes the harmonious combination of form and function. The architectural concept is based on respect for
the natural and historical context of Vinoř. Clean lines, timeless materials, and thoughtful layouts create a whole that
will withstand fashion trends and serve future generations. "We design houses that live with people—we carefully consider
every detail, whether it's the orientation of the apartments or the choice of materials," adds Marutian.
Smart technologies for comfort and savings
Via Sancta offers a fully integrated smart home management system that allows you to control heating, lighting, shading,
and security remotely using an app. The standard includes air recovery for a healthier indoor environment and lower heating
costs, triple-glazed windows for thermal and acoustic comfort, and roofs prepared for the installation of photovoltaic panels.
Heating and cooling are provided by heat pumps with geothermal wells, which ensure a stable and renewable energy source at
minimal operating costs.
"We believe that technology should save time and money and bring convenience, not burden people," says Aram Novel Marutian.
Marianna Aydinyan, director of the development projects division at LEXXUS NORTON, which has been granted exclusive rights
to sell the project, adds: "Via Sancta is a truly unique development project—it looks to the future not only in terms of
design, but also in terms of long-term sustainable and cost-effective operation."
Quality in every detail
Each apartment features three-layer wooden floors, large-format tiles from a prestigious Italian brand, and top-of-the-line
bathroom fixtures. Wood-aluminum triple-glazed windows provide excellent thermal and sound insulation and complement the timeless
style of the interiors. "True luxury is quality that you feel in everyday use – an apartment must be comfortable, durable,
and easy to maintain," says Marianna Aydinyan.
A complex that brings the community together
At the heart of the Via Sancta project is an amphitheater for neighborhood gatherings and cultural events, complemented by
community gardens, relaxation areas, playgrounds, and a workout zone for different age groups. The project is surrounded by
lush parkland, with a golf course nearby and a new bike path running right around the complex.
Sustainability as a commitment
Via Sancta uses technology to improve the microclimate, collect rainwater for irrigation, and materials with a low environmental
impact. Emphasis is also placed on the long-term energy efficiency of the entire complex. "We're not interested in green labels,
but in solutions that will still be viable in 20 years," says Aram Novel Marutian.
The innovative approach to environmental responsibility is confirmed, among other things, by the sustainability award that
the project received in the prestigious Real Estate Project of the Year 2024 competition.
A location that combines tranquility with accessibility
Vinoř is a unique location – it combines a peaceful environment, historical charm, and excellent transport accessibility.
In the immediate vicinity are the Vinoř Nature Park, Ctěnický háj, Vinoř Castle, and all civic amenities. Residents can
reach the center of Prague by car in 20 minutes, but thanks to public transport connections, they can also get around without
it.
Via Sancta – a home that will take you further
The Via Sancta project is not only an attractive investment, but above all a high-quality place to live in harmony with advanced
technologies and the surrounding environment. The first phase of the project is expected to be completed at the end of 2028.
